GA Homestead Exemptions

What is it?

A homestead exemption is a reduction in your property tax and is available to owners who occupy a property as their primary place of residence. The home must be your legal residence as of January 1st.

Requirements

  • You must apply before April 1st of the year following your closing.
  • Each county has specific document requirements. Usually you must have a copy of the recorded deed along with additional supporting documents.

Important Notes

  • Your exemption automatically renews each year as long as the ownership remains the same and you continue to occupy the home.
  • It can only be used on your primary residence. You can not have it on more than one property.
  • Some counties in Georgia now accept deed recordings via Electronically Recorded Deeds. If your deed is recorded electronically, you may have received a copy of the recorded deed via email instead of the original deed.
