We do more than just stick a “For Sale” sign in your yard.

One of the most important steps in the home selling process is setting the price correctly. Fair market value is done by comparing recently sold homes in your area which determines the value of your property in today’s market. Value is not based on what you bought the property for.

Homes that are not priced competitively will not get showings and if the home is not shown, it will not get sold.

Because having an accurate price for your home in the first five weeks of your listing is critical, we will do a Comparative Market Analysis (CMA) along with current market research to help you set the best price. Homes that are priced close to its fair market value have a 60% chance of selling quickly. Pricing your home over the fair market value, even by 5%, can decrease your home being sold quickly in half .*

The appraisal process is another factor that goes into setting the right price for your home. If the buyer is not using all cash, they will be applying for a loan. In Georgia, their lender will order an appraisal be done. If the home is priced to high and the comparables, from the CMA, does not support the amount that the buyer and seller have agreed on, the home may not appraise. This can create a tough situation for both parties. 

We will assist you on pricing your home correctly so you can be sure it will get to the closing table.

Once your home is listed with Create Realty Partners, what happens next? We will have your home photographed and the listing video created. A yard sign will be installed and a lockbox will be placed. We will also begin posting on all websites and social media platforms.  

Having a home that is “show” ready is important to our marketing plan. When needed, we will provide a consultation with our professional stager on how to best showcase your home to potential buyers. We will then coordinate to have your property available for showing requests and make every attempt to work around your schedule. 

You will receive our "Proven Home Selling System”, once a listing agreement has been completed, and it will also provide helpful tips to making your home show ready.

We want to market your property with as little inconvenience to you as possible - that is our goal.

We also follow a general procedure to get feedback from agents and/or potential buyers after each showing. We’ll send that feedback to you via email and review it with you as well. 

A higher price is not always the best offer. There may be a number of terms and conditions that may influence the final outcome of a price. You may get multiple offers. As your trusted real estate advisor, we will help you evaluate every offer that’s received to assist you in making the right choice for you.

With every offer we will do the following:

  • Present it to you personally, in private, by phone and email.
  • Share buyer qualifications we receive from the cooperating broker.
  • Review every item in the offer so that you thoroughly understand what the buyers are asking for.

Once you accept an offer, we will then help guide you through the home inspections, any contingencies, title exam, and coordinating paperwork. We’ll keep you constantly updated during the entire negotiation process so you will always be prepared for the next step. Communication is key.

Once we’re through all the contingencies and waiting to close, it’s time to coordinate your move.

The final step is closing, where all parties execute the transaction documents, and after the buyer’s loan is finalized, possession of the property will be transferred from the seller to the purchaser. Create Realty Partners will be with you at your closing to help the process go smoothly. In Georgia, closings are done under the direction of a closing attorney who represents the lender.
